Buying All Shikoku Rail Pass

Can we buy All Shikoku Rail Pass in Japan (at Matsuyama)?

Does the Pass include tram and Botchan Ressha in Matsuyama and Kotoden in Takamatsu?

City Takamatsu larger than Kotohira as town

Can I use it on buses as well?

If I buy it from oversea, I cannot use it until I exchanged it at exchange office, can I?

We will be arriving at Kansai Airport. Is there an exchange office at Kansai Airport or Shin-Osaka station or Okayama station or Kojima station?

Umeda means JR Osaka stn(same) area not JR Shin-Osaka stn.

If I would like to use Green Car on some of the trains, with the pass do I just need to pay what Hyperdia calls "Green Seat Fee" and do not need to pay "Ticket Fare"?

If you travel by Green Car, you will have to pay the limited express fee and green car fee. Hyperdia calls in confusingly the "seat fee".
