hi,
i will be staying in kyoto for 3nights and osaka for 1 night...
from my reading, people suggest to buy kansai area pass for my 5d4n trips..
but the girl at japan bureau suggest to just use single pass or just icoca card since our itinerary while staying in kyoto will be:
-bamboo forest
-fushimi inari
-biwako valley
-gion area
-nara

but i still not sure whether it will be cheaper or not.. appreciate for any advise given..thank you

You should be able to work it out yourself. Look up ticket prices on Hyperdia (hyperdia.com/en), add the costs up and compare to the cost of a rail pass.

Only Biwako Valley and Nara are the expensive travels. About 2500 yen return for Nara. And Biwako valley - you can get to Otsu using pass, but the final JR travel would be a single ticket. Again maybe 2500 max.

The rest would only be small change like 500-700 per day/trip.

As suggested, add up you trips and see whether 4000/2days for 5000/3days will work for you.
