2 Fukuoka Toyoko Inns - location?

Suggestions and info would be appreciationed regarding these two Toyoko Inn locations.

We are a married couple in our 30's and will be going to Fukuoka at the beginning of October. We would like to be walking distance to some good restaurants and bars. Would the Tenjin location be convenient for visiting yatais? Hakata Gion is on the 100 yen bus loop so I'm wondering if that would be more convenient?

CHOICE # 1:
TENJIN MINAMI
5-15-14, Watanabe-dori, Chuo-ku, Fukuoka-city

CHOICE #2:
HAKATA GION
1-38, Gion-cho Hakata-ku Fukuoka-city

For yatai in Fukuoka, there are several concentrated locations in town. You can click for details on the following map. 天神地区 is close to Tenjin Nishitetsu rail station and Tenjin subway station. Tenjin is considered to be the town centre with lots of restaurants and shopping but Gion is also good. We stayed in Gion and Canal City and 中洲地区 yatai area near Haruyoshi-bashi 春吉橋 is less than 10 min walk away.

You may consider this as an option. This one is closer to the city center and Yatai village.
