Non-JR tracks for Matsue access

We are going to Matsue from Okayama in mid November. Hyperdia suggests LEX Yakumo line. I wonder if any part of this line on any non JR-track. If so how much extra cost from regular JR Pass we need to shell out

If you can stop off at Bitchu Hachiman for a couple of hours, it has one of Japan's best castles and is a cool little town.
