Business Inn Norte - Sapporo hotel

I found this hotel - Business Inn Norte 1 and 2. Seems like a good deal for deluxe twin room at 7300 yen/night and 7200yen/night respectively inclusive of tax and simple breakfast (weekly plan for Jun-Sep period). Only charge us extra 300 yen/night for a 6 year old sharing the same room, because we are travelling as 2 adults + 2 children (3 and 6 years old). Anyone can share information about the neighborhood and surrounding areas of these two hotels? The description mentioned its close to train stations. We are planning to stay for at least 1 week. Personally, I would go for the Norte II. It is nearer to Sapporo JR station and is walkable (as they state about 8 minutes, although I think maybe nearer 10 minutes), which could save you a lot on subway fares if you are going to places outside of Sapporo via JR trains. There is a C-store (Lawson) on the same block, which can be useful. The area is fairly residential and the university is just down the street.

That's for your advice.
Business Inn Norte 2 is at the North Exit of JR Sapporo. Is there lift at North Exit? We are travelling with children using strollers.
