According to the photos on several sites it is a standard business hotel with relatively small rooms and most likely a one-piece bathroom (meaning the whole bathroom is a plastic module craned into place during construction). these hotels are always clean and practical. The only drawback is that it may be a bit too far to go there with suitcases and of course Shinjuku station being the most busy in the world is a nightmare at rush hour. I just don't understand why people want to stay in Shinjuku when one can stay in a quieter area then travel easily to Shinjuku and other areas by the Yamanote loop line. You do know of course that if you don't like that hotel you can always look for another one nearby and cancel the Asuka hotel. I have done it a couple of times in several countries.

It does look like a standard "business hotel," 10-minute walk away from JR Shinjuku station but you could also walk (5 minutes or so) from JR Okubo station. The website (only in Japanese) looks quite decent, and the location (at least in my eyes) is better than, for example, Toyoko Inn chain's Shinjuku location. I'd say it's a good central location with reasonable room rate. I would not worry at all.

The hotel's own website in Japanese:

The annex building has 4 stories, and stairs only. (no elevators)
