Find minpaku conformity b4 buying house?

Sorry for vague title, length limits prevent specification.

I have seen that there are no restrictions on foreigners buying houses in Japan. In my case, my interest would depend on whether I would be able to invite paid guests (foreigners) to stay, and if there would be additional restrictions based on visa status. It sounds like process can be difficult but I want to know if you can find out prior to buying if a certain property can conform to minpaku laws before buying it.

I have seen that more popular areas often have limitations but I would be looking at more outlying areas(shrinking towns).

Any info you could offer would be greatly appreciated.
