Shinjuku to Odaiba (For Zepp Tokyo)

I'm going to a show next month, and I was wondering what the very fastest way to get from Shinjuku station to Zepp Tokyo in Pallette Town, Odaiba would be. I've got a dorm curfew, in a dorm that's about an 40 minutes from Shinjuku & I'd love to not do the manga cafe night crash I was thinking about taking the JR Saikyo Line to Oosaki, then from that station take the Tokyo Waterfront Area Rapid Transit. I've never ridden on either, but if anyone knows a better way, or more details about either, I'd really appreciate it. Also, is Zepp Tokyo easily accessible from Rinkai's station? Thanks so very much.
