JR Pass or Tickets

In need of JR Pass advice - I will be in Japan for 21 days - should I purchase one of the JR passes or buy individual tickets?
Here's my itinerary:
Days 1-5 Tokyo
Days 6-7 Nagano
Days 8 Matsumoto
Days 9-10 Takayama (I do know I will be taking non-JR bus from Matsumoto to Takayama)
Days 11-14 Kyoto
Days 15-16 Nara
Day 17 Osaka
Day 18-19 Koyason
Day 20 return to Tokyo (I would like to take the train with the quickest time possible to return to Tokyo)
Day 21 fly out of Tokyo
