I'm not sure which one is real one to buy from? What's the difference?

The official Japan Rail Pass web site lists all agents that are authorized to sell the pass.

For example in North America: http://japanrailpass.net/area_04.html

In Europe:
http://japanrailpass.net/area_05.html

If you are in US, you can still buy from an authorized agent in France. But returning it for refund can get complicated.
