Hi.
Just curious if the following sentence,
もしお近くにお住まいでしたら、お見せいたしますので、お越しください
essentially means:
If you live near the area, please come and visit?

It's not quite "come and visit." I assume the person who wrote that sentence has something to sell??
- If you happen to live nearby, please come so that I can show (it) to you.

Thanks for the help.
Just one more help. I am guessing the seller is trying to say the book's overall condition is good?

You are right.
