Best route to travel Hakone + visit Yunessun

Hello.

Here are my initial plans. (with Fuji-Hakone pass)
- Spend the night at Kawaguchiko
- In the morning, take Fujikyu bus from Kawaguchiko station to Gotemba
- Take Odakyu bus to Togendai
- Board the Hakone Sightseeing Boat to Moto-Hakone, and return to Togendai
- Take Hakone Ropeway to Owakudani - Sounzan
- Take Hakone-Tozan Cable care to Gora
- Take Hakone-Tozan Bus to Kowakien/Yunessun
- Spend afternoon and evening at Yunessun, then go back to Shinjuku

My questions.
1. Should I revise anything? I feel that I might be spending too much time on the Sightseeing Boat. Is there any alternative route I should follow?
2. How much time I should spend at Yunessun? I will have 3 hours there according to the initial plans.

U can take bus from gotemba to gora first.the bus schedule had mentioned in another question in tgis forum i think.then start the loop from there and finish at yunessun before back to hakone yumoto..
