Fuji Hakone Pass from Odawara

Hello,
I'm planning to travel from Osaka to Odawara ( by JR Pass) then buy the Fuji Hakone Pass at Odawara Station to get to Hakone-Yumoto. Do all the sightseeing in Hakone and then the Five Lakes. I'll be climbing the Mt. Fuji and then returning to Tokyo.
So if I buy the Fuji Hakone Pass from Odawara ( 5800Yen), I think I won't be able to return by Bus to Tokyo using the Pass right? Any advices of how should I return to Tokyo? Is there anyone who knows as well if I can use the Pass to travel all around these areas?

You would travel to Ostuki using private railway at you own cost, then use you JR pass to get to Shinjuku.
