7 days itinerary advice

I will be travelling to Tokyo on 21-28 Oct with the itinerary below:

21 : Tokyo from Haneda

22 : hitachi seaside park

23 : Takayama (overnight)

24 : Shirakawago, Hakone (overnight)

25 : Hakone, back to Tokyo in the afternoon

26 : Tokyo

27 : Tokyo

Would like to ask whether the itinerary is too rush, if I need to drop one, which one is better, shirakawago or hakone to see autumn. Read from website, mid oct is too early for koyo.
For the transportation from Tokyo-Takayama- Hakone, is it better with JR pass or bus

Hitachi seaside park located in ibaraki prefec ture.from JR tokyo ,you need 138 km,2 hour
Trip via JR katsuta station

From katsuta ekimae to seaside park by ibara
Ki kotsu:360 yen, 11 km ,25 min,get off at kai hinkoen minamiguchi or kaihinkoennishiguchi

Very very rushed. That Takayama Shirakawago Hakone 3 day leg is crazy.

You can buy odakyu railway 1 day unlimited pass =2000 yen ,valid all lines including odawara to tokyo
